DEED RESTRICTIONS

All properties within the Glenshire subdivision are subjected to various restrictions. These deed restrictions govern the use and occupancy of the properties and are generally intended to preserve the quality and residential character of the neighborhood. A copy of the deed restrictions for a certain section will be given at the time of closing on a home; but if not, a copy may be obtained from the Board Secretary by written request.   Interpretations may also be provided by calling the Community Secretary or you can view them online by clicking HERE.

The form must be filled out in its entirety and returned to the Secretary for Committee approval, at which time you will be notified. Use this form for painting, roofing, improvements, or repairs.  Note that the second page of the form contains the listing of GCA approved roofing materials.

MAINTENANCE FEES

The activities of the Glenshire Community Association are supported by an annual maintenance fee paid by all Glenshire homeowners.  In October of each year the board of directors determines the fee to be assessed for the next year.

Each homeowner should receive the 2008 Maintenance Fee invoice for $311.43 in November.  If you do not receive your bill by November 30th, you should contact the Community Secretary to determine if the correct mailing address is being used.  Sometimes mortgage companies and title companies do not always provide the correct mailing address for new homeowners.  If you have moved to Glenshire in the past year and you did not receive your invoice it is likely that it was sent to your old address and was not forwarded to you by the postal service.  It would be a good idea to verify that your mortgage company does indeed pay your maintenance fee from your escrow account.  Many no longer make payments.  Each homeowner is responsible for making sure that the Homeowner's Association or its collection agent has the correct mailing address in its records.

The legal due date for the Maintenance Fee is January 1, 2008, but there is a 30-day grace period without being charged a late penalty fee of $25.00.  You have the option of splitting the payment and mailing 2 or 3 checks, but the full amount of $311.43 must be made by January 31, 2008 to avoid the late penalty.  Reminder notices will be mailed during the month of January.  To ensure the proper handling of your fees, please mail them to the following address:

About 30% of the maintenance fee is spent on security in the form of a contract with a private security firm to patrol the subdivision.  Pool operations consume about 20% of the budget for lifeguards, pool chemicals, and regular maintenance of the two large pool facilities.  The next largest expense category is grounds maintenance which uses about 10% of fees on average to pay for maintaining the grass and other landscaping in the entryways and common areas.  The complete annual budget and year to date expenditures by category are included in the monthly newsletter.

A 5-year projection of income and expenditures is prepared each year and distributed to attendees at the annual meeting held in February.  This projection also details the plans for use of the reserve funds that are set aside for major repairs and improvements to the subdivision facilities.
